Subdivide Property: How do I split or subdivide my property?

There are several methods for dividing a property into one or more parcels, but not all of them apply to all types of divisions.



First, you’ll need an engineer to prepare a map for you. They can also help you determine which type of map you’ll need. Once they prepare the map, it will need to be submitted to the City for review and approval. Finally, it will need to be recorded with the County Recorder’s Office. This entire process takes anywhere from 6 to 12 weeks or longer, depending on the complexity of the map and subdivision.



For dividing a parcel into 4 or fewer parcels, a Parcel Map may be created and recorded. For dividing a parcel into 5 or more parcels, a Tentative Map will need to be reviewed and approved by the City, followed by a Final Map, which will also need to be reviewed and approved by the City. Then, the Final Map will must be recorded with the County Recorder’s Office.
