Exterior Property Maintenance
The purpose of the Town of Greece Property Maintenance Law is to:

Vacant land and buildings. Residential one, two, and multiple family dwellings, mixed occupancy, storage, and accessory buildings. All buildings or land under construction or demolition.
General Exterior Property Maintenance

Any trees, shrubs, hedges, and bushes, or portions thereof which are hazardous to persons or property must be trimmed or removed. Farms and open or wooded land are not required to be mowed.
Painting
Building exterior surfaces must be maintained in good condition. Surfaces not normally resistant to deterioration must be treated with a protective coating of paint or other suitable preservative.
Accessory Structures
Fences, walls, and other minor constructions must be maintained in a safe and substantial condition.
Property Access

Care must be taken to assure such accumulation isn’t unsightly and is removed immediately upon work completion or within a reasonable time after. Garbage and refuse must be placed in covered, watertight containers. Refuse may not be placed at the curb before 12:00 noon of the day preceding collection.

Garage sale and other temporary signs must be removed within forty-eight (48) hours of the end of the event.
Additional information about both temporary and permanent signs can be obtained from clicking on "Permanent and Temporary Signs."
Building Address Numbers

Address Numbers Must Be:
Securely mounted to a building’s front wall, entry-way from a public street, or main path leading to the main entrance from a public street. Arabic (1, 2, 3, etc. not script or Roman numerals). At least four (4) inches high in residential areas. Between four (4) and ten (10) feet above grade. Clearly visible from the street.

Complaints about barking dogs or dogs running at large should be directed to the Town of Greece Animal Control (call 911).
Filling
Filling or the changing of established grades requires the approval of the Town Engineer and the Building Inspector. Filling may not obstruct natural or installed drainage. A permit may be required for filling. For information call the Town of Greece Engineering Department.
Zoning Violations
Please direct all inquiries regarding zoning violations to the Town of Greece, Technical Services Department.
Building Permits
Building permits are required for many common residential projects, including remodeling and conversions, additions, decks, fences, swimming pools and pool decks, gas appliances, and chimneys. Please contact the Town of Greece Technical Services Department for further information before starting your project.
Enforcement
Voluntary compliance is always preferred.
If a representative of the Technical Services Department determines that a building or premise is in violation of any code, rule, or regulation, notice will be made by either regular mail, personal service, or the posting of an order on the property. The notice will provide a specified number of days to comply. Failure to comply within the time specified, may result in the issuance of an official Notice and Order, and/or an Appearance Ticket for the Town Court. The Town may also have the necessary work performed to correct the violation(s) and bill the owner of the property for the cost of the work. Unpaid charges are added to the property tax bill.
Penalties
Any person convicted of a violation of the Property Maintenance Law may be punished by a fine of not more than one thousand dollars ($1,000) or by imprisonment not to exceed one (1) year, or both, for each violation. Each day that the violation continues constitutes a separate offense, and the penalties above are applicable to each offense.
Complaints
Any individual may anonymously register a complaint by visiting, writing, calling, or e-mailing the Constituent Services Department 225-2000. It is not necessary to provide identification. A Technical Services Department representative will conduct an on-site evaluation of the area in question to determine what action is warranted. (FAQ10774)

- Information on recreational fires:
The state code allows recreational fires if the fire is contained and is 25 feet from a structure or combustible material. The fire shall be consistently attended until extinguished. Methods for extinguishment such as fire extinguisher, dirt, sand, garden hose shall be available for immediate use. The county health department also regulates under the open burning regulations specifically "nuisance calls". If a person calls and complains (911) the fire department will respond and put the fire out. If this happens more than two times the fire department will refer to the Fire Marshal's Office. They will then forward the complaint to the Health Department for enforcement. It is important to note that smelling smoke does constitute a nuisance). Open Burning falls under both state and county codes. An example of open burning is a farm burning some old cut down trees. This event requires permits from the Fire Marshal's Office and approval from the Health Department.

- Some Hints on Safe Wood Burning
Regular (at least annual) cleaning of the appliance and flue is necessary. Inspection should be made at the time of entire assembly to assure that all components are in working order. Ashes should be placed in a metal container with a tight fitting lid outside, away from combustible materials. Do not store ashes in a garage. Combustible decorative materials such as draperies and art work should be kept at a safe distance from the unit and chimney. Store wood and kindling intended for the appliance a safe distance from the appliance. Don’t subject your masonry fireplace to a high heat fire until the masonry mass has had an opportunity to warm thoroughly. Provide a non-combustible childproof barrier in front of every appliance to prevent contact burns. At least once each day, wood stoves should be permitted to run hot for approximately fifteen minutes. This practice removes small amounts of creosote. If using chemical cleaners, follow the manufacturer’s instructions for frequency and amount of use. Most cleaners contain sulfur derivatives that when combined with moisture, form sulfurous or sulfuric acid. Overexposure to these compounds could reduce chimney life. (FAQ10758)

Inspections are required during construction. A final "on completion" inspection resulting in the issuance of a Certificate of Compliance is required before you can use the equipment. To request an inspection call (585) 723-1923. The appliance installation manual including venting requirements must be on site for the inspector's use at the time of inspection.
Chimneys
Masonry fireplaces and the chimney serving a masonry fireplace are inspected before footings are poured, then upon installation of the first flue and at completion before use. Masonry chimneys serving a manufactured appliance (i.e. wood stove) are inspected before footings are poured, then at placement of the first flue above a connector, and again upon completion before use. Factory built chimneys are inspected after installation but before enclosure. A copy of applicable installation instructions must be maintained on the site for the inspector’s use during this inspection. The chimney is also inspected upon completion. Chimney repairs/relinings – since chimney repairs vary depending on the degree of work needed, you should consult department personnel at the time of permit application to determine the appropriate inspection procedure.

Woodstoves or factory built fireplaces are inspected before enclosure at a time when required distances to combustible and hearth/wall protection construction is visible. Final inspection before use is also required. Manufacturer’s installation instructions must be maintained on the site for inspector’s use during the inspection. Fireplace inserts are inspected after direct connector/liner is installed but before unit is placed in the fire box. Final inspection before use is also required. Manufacturer’s installation instructions must be maintained on the site for inspector’s use during the inspection. Solid fuel and combination furnaces are inspected during installation, before the chimney is enclosed, and upon completion before use.
